Proper surface preparation is the foundation of a long-lasting sealcoat. Our commercial-grade power washing removes embedded dirt, algae, oil stains, and loose material that would otherwise prevent the sealcoat from bonding.
Sealcoating applied over a dirty, oily, or algae-covered surface will not bond properly. The sealcoat may look uniform when first applied, but it will peel, flake, and fail prematurely — often within a single season. The surface preparation step is not optional; it is what determines whether a sealcoat lasts 3–5 years or fails in 12 months.
Commercial-grade power washing at 3,000–4,000 PSI removes embedded dirt, biological growth (algae, moss, mildew), loose aggregate, and surface contamination that standard garden hoses cannot address. Oil stains require additional treatment with a commercial degreaser and bonding primer before sealcoating can proceed.
Power washing is included as part of our standard sealcoating service. It is also available as a standalone service for driveways, walkways, patios, and parking lots that need cleaning without sealcoating.
Algae, moss, and mildew hold moisture against the asphalt surface and accelerate deterioration. Power washing eliminates these organisms and the moisture they trap.
Sand, gravel, and organic debris embedded in the surface texture prevent sealcoat from penetrating and bonding to the asphalt. High-pressure washing dislodges this material.
Oil and fuel spills soften asphalt binder and prevent sealcoat adhesion. We treat stained areas with degreaser and bonding primer before washing.
Washing the surface often reveals cracks, spalling, and deterioration that were obscured by dirt and debris — allowing us to identify repair needs before sealcoating.
A freshly power-washed driveway looks dramatically cleaner and more uniform, even before sealcoating is applied.
Sealcoat applied to a properly prepared surface bonds at the molecular level and achieves its full rated service life. Skipping this step cuts that life in half or more.
